Responsibilities:

Essential Duties:

  1. This is a resort style community, we are expected to ensure the aesthetics indicates this at all times.
  2. Inspect the property for services needed and compliance issues.
  3. Maintain punch lists and common area inspection reports.
  4. Daily maintenance required of the amenity areas.
  • Clubhouse
  • Entire ground of Resort
  1. Daily maintenance of pool and pool infrastructure.
  2. Continual attention to the condition of building envelopes and common systems, and performing of remedial actions as required, with emphasis on water intrusion detection, mitigation, and prevention.
  3. Actively perform and/or participate in maintenance and repair tasks as appropriate.
  4. Provide assistance in performance of periodic unit checks and record identified issues.
  5. Be familiar with and comply with the Preventative Maintenance program and activities.
  6. Be familiar with and comply with the Hurricane (Disaster) Preparedness & Recovery procedures and execute tasks to minimize potential damage to Association properties and units, including timely recovery/repair activities.
  7. Cooperate with and maintain good relationships with other supervisors and the management staff.
  8. Constantly look for and recommend ideas that increase job quality and efficiency.
  9. Ensure OSHA safety regulations are followed for all work performed on property.

Daily:

  1. Walk the property
  • - Check for property damage
  • Check for any irrigation issues
  • Pick up trash and debris that has accumulated on site including blowing leaves. Properly dispose of any items.
  • Organize and clean pool furniture
  • Determine any repair needs. Inform direct supervisors of any issues.
  1. Complete work orders generated by the office and/or residents and as directed by the Direct Supervisor.
  2. Perform minor plumbing work that does not require a license, such as clearing stoppages, replacing fittings, etc.
  3. Perform minor drywall, painting, and carpentry tasks.
  4. Perform minor electrical repairs on items that does not require a license such as fixtures, switches, outlets, etc.
  • Checking and replacing lightbulbs in light fixtures and lampposts to ensure they work as necessary for safety.
  • 1. Keep the maintenance shed clean and free of debris. Ensure that all chemicals are stored properly in accordance with safety standards. Ensure that all maintenance equipment and tools are properly maintained and cared for.
  1. Communicate with Direct Supervisor on all emergencies, maintenance issues, and areas of concern, via phone call and email.
  2. All community areas are to be always inspected and kept impeccably clean. Bathrooms, Fitness Room, Walkways etc.
  3. Any other items assigned by the Direct Supervisor.

Weekly:

  1. Put garbage and recycle bins out for pick up on refuse mornings.
  2. Periodically inspect loading areas, garages, and common areas, ensuring clear paths, performing any needed repairs, and providing janitorial assistance as needed.

Bi-Weekly:

  1. Perform preventative maintenance on all maintenance tools and equipment.
  2. Check generators, fire alarms, and extinguishers.
  3. Read all gauges and meters, look for leaks, check batteries, and fuel tank levels.

As needed:

  1. Handle any urgent issues and update Direct Supervisor.
  2. Before storms take down umbrellas and stack furniture in pool and common areas.
  3. Secure property for any extreme weather conditions, i.e., tropical storms, hurricanes, etc., when expected. Assisting in property clean-up after storms is a top priority.
  4. Assist with setting up and breaking down tables, chairs, etc. during community events.
  5. Maintain scheduled maintenance and checks for all contract items:
  6. Air conditioners, fire alarms, emergency defibrillator, generator, pest control, roof inspection, etc. Must have a general knowledge of each operation.
This position will also require assisting, guiding, and working together with other team members located in the executive office, accounting office, and property management office.
  • Common Grounds: Clubhouse, Community Room, Library, Storage Rooms, Fitness Center, Tennis Courts, Pool and Grill Area, Community Entrances, Parking Lot, Garages, Community Perimeter, Beach Easements, Pump House, and any other common ground as established by the Association.
  • Work Orders: Any work order requests outside of routine assistance must be approved by the direct supervisor. Management does not allow unapproved and/or unassigned work to be completed during work hours.
  • Work Outside of Duties: Work may be completed for residents after regular working hours but not on Company or Association time. Any work outside of duty requests must be submitted in writing to the direct supervisor and HR to obtain proper forms and approval.
  • Reporting: Employee will report directly to and be supervised by the Community Association Manager. The Employee will also be directed on a performance level by the Maintenance Liaison regarding certain projects and community needs.
  • Safety Demands: To minimize hazards, wear protective clothing and eye wear (such as gloves, back support, etc. as needed) and practice safety procedures.
  • General: A presentable appearance is required, as well as proper attitude with owners and guests.

Qualifications:

Required Knowledge: HVAC, Plumbing, and Irrigation Systems (including pumps), Landscaping, and Maintenance and preservation of mid-rise buildings – elevators, piping, roofs, etc.
  • 2+ years of maintenance experience required
  • Previous maintenace experience in property management strong desired
  • Previous supervisor/management experience strongly desired
  • Knowledge of Homeowner Association Management industry preferred
  • Must be able to speak, read and write English. Spanish speaking skills are a plus
  • Excellent people skills, well-spoken and professional
  • Enjoy working in a fast paced environment
  • Must be well organized and be able to multi-task Must be a proficient problem solver
  • Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment or the public in general

Pay and Benefits:

$22.00 to $27.00, depending on education and experience.
