The SPM will help implement procedures, cost controls and policies, monitor financial and operational reports, and maintain strong relationships with tenants, clients and vendors
What You’ll do:
- Timely and accurate reporting to property owners.
- Supervision of Property Managers and vendor contracts.
- Coordinating annual property valuations, appraisals, and tax assessments.
- Assisting with lease negotiations and tenant credit approvals.
- Implementing and overseeing property management plans and goals.
- Monitoring property reports (e.g., rent rolls, operational variance, and delinquency).
- Attending regular meetings with property owners and conducting property inspections.
- Managing late fee forgiveness, bad debt write-offs, and lease terminations.
- Reviewing CAM billings and reconciliations.
- Supervising customer service, property inspections, and process improvements.
- Coordinating preventative maintenance, tenant retention, and emergency preparedness.
- Managing vendor bids for building services (e.g., HVAC, janitorial).
- Overseeing property budgets, claims, capital improvements, and legal matters.
- Analyzing cost variances and recommending operational improvements.
- Supervising daily property operations and tenant improvement work.
- Assisting with sales, marketing, and leasing programs.
- Coordinating the integration of new properties into the portfolio.
- Supervising on-site employees, providing guidance, training, and performance management.
What You’ll Need:
- Minimum 5 years of related experience in a dynamic commercial real estate management capacity.
- 4 year college degree with business emphasis and/or applicable professional experience. Combination of education and experience may be substituted for degree.
- CPM preferred, will consider RPA
- Solid knowledge of, Microsoft Office Applications, Outlook, TEAMS, Yardi, MRI, Corrigo, Adobe Acrobat and PageMaker.
- Communicates professionally while understanding and addressing customer inquiries and team needs.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
- Ability to calculate figures and amounts such as discounts, simple and compound interest, TVM, amortization, ratios and percents.
- Valid Florida Real Estate Salesperson License beneficial but not required.
- Valid Florida Driver’s License and Insurance required.
