Salary: $ per hour

Schedule: Monday through Friday – 9am to 5pm or 12pm to 8pm

May also be required to work after regular hours for emergencies and special situations.

From pre-natal care, through end of life planning; for individuals who are low-income, formerly homeless, veterans, recently released from incarceration, LGBTQ; or with special physical, cognitive, or developmental needs, the 163^rd Street Improvement Council offers resources, referrals, and direct services to help.

Whenever possible, we provide direct assistance, but we also rely on cooperative measures, advocacy, and education. Our goal is to spur the transformative process through access to services, treatment, education, advocacy, and training so that, individually and collectively, all people will enjoy fuller and more abundant lives.

Purpose: Reporting to the Property Manager and Program Director, the Maintenance Tech/Porter is responsible for the aesthetic appearance and sanitary conditions of the inside and outside of the two buildings, and assisting Superintendents in the building and resident maintenance as requested.

Specific Responsibilities:

Responsibilities include, but are not limited to:

  • Responsible for the overall aesthetic and sanitary conditions of the interior and exterior of the buildings.
  • Cleans front of the building, surrounding building perimeters as well as sidewalks up to 18 inches into the street.
  • Sweeps and hoses down the sidewalk and in the front end of the building, as well as cleans yards.
  • Shovels/cleans snow from premises and maintains safe entrance to the residence.
  • Sweep, mops, and or vacuums all floors, offices, hallways, lounge, laundry room, community kitchen, and staircases on a daily basis.
  • Clean and disinfect common areas, community room, kitchen, bathrooms and laundry room. wipe down washers and dryers.
  • Cleans windows, glass entrance doors, window sills and radiators daily or depending on site’s requirements.
  • Dusts furniture and all window sills in common areas and staff areas.
  • Cleans compactor at the end of each day and cleans, washes down compactor chute doors daily or depending on site’s requirements.
  • Taking out the trash on assigned days and preparing the property's trash for city pickup as per New York City Department of Sanitation (DSNY) regulations.
  • Provides repair/maintenance service to apartments and documents work performed.
  • Maintain a log for all carbon monoxide installations, replacements and battery change.
  • Cleans and prepares vacant apartment (s) for occupancy as directed.
  • Escorts and oversees all outside maintenance vendors performing work in the building as needed.
  • Provides regular (at least monthly) machine cleaning service on all floors.
  • Perform minor repairs and touch-ups as necessary, i.e., hanging pictures/bulletin boards, painting, plastering, light fixture replacement, cylinder change, faucet repair (washers, etc.), stripping floors and re-waxing, and other assignments as directed by the supervisor.
  • In the absence of the Superintendent, respond to emergency situations such as water pipe breaks, tenant lock out, etc. and report the situation to proper personnel. Tend to the emergency situation as best as possible until assistance arrives, then assist in repairs if necessary.
  • Working knowledge of NYC Building Codes and City/ State Regulations such as DOB, HPD, FDNY, OMH.
  • Must be able to lift 50 or more pounds
  • Performs other duties, consistent with the goals and objectives of the program, as directed by the Program Director and Property Manager.
  • Attend meetings, seminars and participate with trainings as assigned:

KNOWLEDGE:

  • Basic knowledge of carpentry, electrical, and plumbing as required.
  • Knowledge of routine power tools and cleaning equipment.
  • Basic computer skills; Internet Search, Gmail.
  • Must be able to work a smart phone for calls & texts as needed.

SKILLS AND ABILITIES:

  • Ability to professionally interact with staff and residents.
  • Strong communication and interpersonal skills.
  • Ability to effectively manage time.
  • Ability to understand and complete oral and written instructions.
  • Adapts to changes in the work environment; able to deal with change, delays, or unexpected events.
  • High sense of professionalism
  • Ability to react well under pressure.
  • Language Ability- Ability to read, write and interpret the English language. Ability to respond to common inquiries or from residents or management. Spanish speaking a plus.

EDUCATION AND EXPERIENCE:

  • Minimum three (3) years’ experience in building maintenance and cleaning.
  • Trade school training in electrical, plumbing or carpentry preferred..

Must be able to pass NYS Justice Center Backgroun.

Specific Requirements:

This is a part-time position. Staff may be asked to adjust their work schedule depending on the operational needs of the site.

Working Environment: This position will be held in a residential facility. This position routinely uses standard building equipment. This position may be subject to travel.
