Job Description: Maintenance Technician with Included Apartment

The Galleons Association, Inc. (the "Galleons") is a 21-unit residential condominium complex located directly on the ocean with beach access. The property includes common areas such as a swimming pool and gazebo, and offers a separate residence for the Maintenance Technician ("MT").

A key highlight of this position is the inclusion of a 2-bedroom apartment with rent, electricity, and water covered by the Association.

Maintenance Technician Apartment:

Rent, Electricity, and Water Paid by the Association

The MT will reside in a comfortable 2-bedroom condo, complete with a living room and kitchen. The apartment is situated within the Galleons complex. The Association covers the rent, electricity, and water for the apartment, making this a great benefit for the MT to live on-site and be part of the vibrant community.

Job Overview:

The Maintenance Technician (MT) is responsible for the upkeep and maintenance of the Galleons property, ensuring that common areas are properly maintained, clean, and in good repair. This includes inspecting, cleaning, and making repairs to the property in a timely manner and at a high standard of quality.

Work Hours:

This is a full-time position, typically requiring 40 hours per week. The standard work schedule is Monday through Friday, with an eight-hour workday. Employees are allotted one hour for lunch and two 15-minute breaks, one in the morning and one in the afternoon.

Accountability:

The MT is employed by the Management Company (currently RealManage / Keystone Property Management Group), and is accountable for all responsibilities as outlined in this job description. The Management Company reports directly to the Galleons' Board of Directors.

Work Assignments and Supervision:

The MT will receive direction and oversight from the Property Manager (an employee of the Management Company). Periodically, the MT may receive additional guidance from the Galleons' Board Liaison or their designee. If any Galleons resident communicates directly with the MT regarding an issue, the MT will refer them to the Property Manager.

Regular walk-throughs of the property with the Property Manager will be conducted to review and prioritize maintenance needs, with updates regularly shared by the Board Liaison.

The MT will be expected to respond to emergencies promptly and professionally.

Key Responsibilities:

Maintain Certifications:

  • Certified Pool and Spa Operator
  • Valid Driver’s License

General Maintenance Responsibilities:

  • Conduct daily, weekly, and monthly maintenance checks and repairs.
  • Address and complete daily work orders as assigned.
  • Perform janitorial duties as required.
  • Maintain and store chemicals according to regulatory standards.
  • Grounds keeping and minor landscaping.
  • Minor equipment repairs.
  • Pressure washing as necessary.
  • Perform pest and weed control when needed.
  • Carry out minor repairs in areas including plumbing, electrical, HVAC, mechanical, painting, drywall, flooring, and other building repairs that do not require permits.
  • Perform heavy lifting, bending, squatting, walking, and other physical tasks.
  • Ability to work in various environmental conditions (wind, rain, heat, cold, etc.).

Additional Responsibilities:

  • General construction, demolition, and hand tool operation.
  • Pool maintenance, including care of pool chemicals.
  • Meet with and coordinate work with vendors and contractors.
  • Administrative duties, including completing work orders and maintaining supplies.
  • Use of an app to record daily time and activities.
  • Ensure that supplies are ordered, restocked, and maintained.
  • Communicate maintenance needs and concerns to the Community Association Manager (CAM).

Miscellaneous:

  • Serve as a positive representative of the Galleons and lead by example.
  • Adhere to RealManage and Keystone Property Management Group's Employee Handbooks.
  • Follow all policies, procedures, and standard operating procedures as set by management.
  • Participate in special projects, tasks, and other duties as assigned by management.

Pay and Benefits:

$22.00 to $24.00, depending on education and experience.
