Construction Purchasing Specialist
The role ensures the accuracy of POs compared to the budget and works to streamline the procurement process for construction projects.
What you need:- Understanding of construction, subcontracting, and vendor management.
- Familiarity with sales, marketing, capital budgeting, acquisitions, land development, and entitlements.
- Ability to manage multiple priorities in a timely manner with a high attention to detail and minimal supervision.
- Ability to read and interpret financial reports, construction documents, contracts, engineering reports, and other relevant materials.

Responsibilities- Compile and manage community-specific vendor information and costing data for the preparation of Purchase Orders.
- Review lot-specific budgets and ensure POs reflect all unique lot extras.
- Issue Purchase Orders for new construction starts, ensuring proper notification to vendors and both internal and external customers.
- Review and code construction extras, including Change Orders (EPOs) and Vendor Purchase Orders (VPOs).
- Update pre-permitting tasks in Build Pro.
- Monitor the backlog for PO pricing updates and provide reports on affected versus non-affected lots to customers.
- Identify and correct task code errors in NewStar to improve efficiency and prevent future issues.
- Process change orders and spec reselection purchase orders.
- Assist with the updating of material takeoffs and vendor costing data in NewStar, as directed.
- Maintain attributes in NewStar to ensure alignment with current design center offerings.
- Assist with tracking late or missing materials/components needed for project closings.
- Run reports to track costs, variances, rebates, and other relevant metrics.
- Support miscellaneous field duties including permitting, scheduling, and related tasks.
- Homebuilder Purchasing (2 years of experience is required)
- Understanding of construction (1 year of experience is required)
- MS Office (5 years of experience is required)
- ERP (1 year of experience is required)
- Contract Negotiation (2 years of experience is required)
- Years of experience: 4 years
