SUMMARY OF THE POSITION:

Desk Clerk:

Under the direction of the Property Manager, the Desk Clerk monitors traffic in and out of the building, communicates with tenants, visitors and staff. Writes end of shift reports and incident reports, writes work orders, enforces project policies in a manner consistent with fair housing regulations, and keeps the reception area neat.

Maintenance Technician:

This position performs a wide variety of maintenance duties including preventative, emergency, cosmetic and routine maintenance and regular inspections. Nature of work requires emphasis on safe work practices, sustained physical effort, trouble shooting, problem solving, attention to detail, customer service and time management.

Lead Maintenance Technician:

Position requires advanced skills in maintenance technician. The Lead Maintenance oversees the day to day tasks of the maintenance & janitorial needs of the building. The position acts as a leader and good role model for the rest of the staff.

The Lead Maintenance performs a wide variety of maintenance duties including preventative, emergency, cosmetic and routine maintenance and regular inspections. Nature of work requires emphasis on safe work practices, sustained physical effort, troubleshooting, problem solving, attention to detail, customer service, and time management.

Desk Clerk Pay Range: $20.00/Hr. - $20.96/Hr.
Maintenance Technician Pay Range: $26.00/Hr. - $30.00/Hr.

Lead Maintenance Technician Pay Range: $30.00/Hr. - $34.00/Hr.

Responsibilities:

Desk Clerk:

  • Answer telephones, direct calls, take messages and make emergency calls when situations arrive.
  • Assist with office responsibilities such as completing work orders, comment cards, visitor violation forms and other duties assigned by management.
  • Inform visitors of visitor policy, check visitor ID and sign visitors in and out of the building.
  • Complete incident reports to record unusual building activity.
  • Distribute resident mail on daily basis.
  • Fill in as requested when other desk clerks are absent.
  • Testing of annual tuberculosis may be required as well as following Exposure Control Protocol for blood borne pathogens.

Maintenance Technician:

  • Schedules and responds to work orders, including following up with residents and management as needed.
  • Insures preventative maintenance scheduling and performance is up to date.
  • Cosmetic and routine maintenance throughout the community.
  • Unit turnovers and preparations for new move-ins conducted and meets deadlines.
  • Conducts Move in and Move out inspections.
  • Conducts quarterly inspections together with PM.
  • Performs plumbing, electrical, mechanical, carpentry and masonry repairs and troubleshooting as needed.
  • Coordinates, schedules and oversees vendor work, as necessary with Property Manager.
  • Be on-call for off-shift and weekend emergency maintenance coverage as scheduled.

Lead Maintenance Technician:

  • Schedules and responds to work orders, including following up with residents and management, as needed.
  • Assists in safety trainings and inspections. Follows up with repairs of plumbing, electrical, mechanical repairs.
  • Follows up with Management on projects and inspection requirements, meeting deadlines, as necessary.
  • Operates and makes all installations and repairs in accordance with local, state and national codes.
  • Inspect work of others for quality, completion, safety and compliance with contract as directed.
  • Perform inspections, testing and maintaining safety equipment and appliances for proper operation.
  • Candidate must be able to function in an on-call capacity and has reliable transportation.

Qualifications:

Desk Clerk:

  • Experience working with people of various cultural backgrounds, especially those with special needs is a plus.
  • Knowledge of federal, state and local laws and Fair Housing guidelines.
  • Ability to read, understand and communicate fluently in English.
  • Good sense of awareness, urgency and follow procedures to solve problems.

Maintenance Technician:

  • Basic mathematical and computer skills.
  • Fluency in English, Bilingual a plus, Spanish speaking preferred.
  • Candidate must be able to function in an on-call capacity and have reliable transportation.
  • Very good use of time management skills.
  • Minimum 2 years’ experience performing the above maintenance tasks in an apartment development or comparable position.
  • Knowledge in REAC and other regulatory inspections is a plus.

Lead Maintenance Technician:

  • Basic mathematical and computer skills with fluency in English.
  • Knowledge of OSHA regulations pertaining to worker’s protection, precautions, occupational hazards and safety procedures for housing.
  • 5+ years of multi-family apartment maintenance experience preferred or the following: 3 years proven experience comparable to a certified journeyman level craftsman in one or more building trades or vocational-tech graduate with a journeyman rating in one or more trade classifications.
