Overview:

The Portfolio Asset Manager is responsible for proactively evaluating and mitigating associated business risks and opportunities, per established policies and procedures within the real estate debt investments organization. Responsible for managing an assigned commercial loan portfolio including interviewing clients and requesting necessary information, in order to recommend appropriate action on credit decisions and to complete annual reviews for major credit relationships.
Supports the mortgage loan investment team by reviewing the appropriate financial and market analysis for existing investments. Manages delinquencies, collateral exceptions, loan ratings, RBC classifications, portfolio reviews, market valuations, specialized reporting, geographic exposure, sub-performing loans, etc.
Responsible for monitoring transitional loans, including construction loans and value-add debt investments and making recommendations for future underwriting and collection strategies. Develops comprehensive working knowledge and takes ownership of commercial mortgage loan portfolio performance.

Works with minimal supervision and is responsible for making an established range of decisions, collaborating with the loan production team, servicing, closing, accounting and construction management, escalating to manager when necessary.

Responsibilities:

What you will do:

  • Research and assess risk. Collect data and analyze for loan events. Analysis may include property operating statements, rent rolls, inspections, tax returns, personal financial statements, real estate tax payments, credit and background reports, appraisals, sale contract, title reports, financial statements to determine net worth, liquidity, valuation, DSC, etc. Loan events may include lease reviews, assumptions, modifications, collateral replacement, guarantor release or replacement, partial releases, condemnations, and non-compliant insurance coverage.
  • Collaborate with management in making recommendations. Prepare and complete written analysis and present to SVP Real Estate Debt investments. Analysis will include property economics, valuation, comparative vs. market trend, tax analysis, etc. Coordinates analyst support to complete timely loan reviews as necessary.
  • Direct communication with mortgage servicer and / or borrower for problem solving, real estate tax delinquency, mortgage payment delinquency, non-compliant insurance coverage, servicing issues, etc. Maintain effective working relations with partners.
  • Complete portfolio reviews, including quality rating analysis, market valuations, Risk Based Capital (RBC) reserve classifications with senior management.
  • Assists with the implementation and use of portfolio management systems.
  • Maintain a clear understanding of the markets and the technical factors that affect them.
  • Working comprehension of commercial loan documentation. Handles requests for partial releases, condemnation proceedings, ownership changes in a borrowing entity, execution of subordination and non-disturbance agreements, assumptions, guarantee releases, etc.
  • Researches, monitors and reports potential problem loans. Implements risk controls with Financial Management and optimizes portfolio monitoring. Assists in developing credit driven portfolio strategies.

Qualifications:

  • Bachelor's Degree Accounting, Real Estate, Economics, Statistics, Finance, and/or Business. (Required)
  • Must be self-motivated and able to work without direct supervision in a concise manner.
  • Strong working knowledge of Microsoft Excel.
  • Strong oral and written communication skills.
  • Proficient in word processing and spreadsheet applications.
  • Proven ability to function in a team environment.
  • Knowledge of mathematics and principles behind monetary transactions.
  • Proficient in Mortgage Loan Servicing System (Precision LM).
  • Demonstrated ability to establish a work environment that is committed to collaboration and excellence when working with the team and business partners.
  • Proven ability to work under multiple deadlines and minimal supervision.
  • Demonstrated excellent customer service skills.
