Under the guidance of the Vice President of Real Estate and Construction, the Senior Manager of Real Estate and Lease Administration plays a key role in contributing to the company’s real estate strategy, including new agreements, lease renewals, and overall lease administration.

This strategic position requires and individual with expertise in commercial real estate, strong negotiation skills, and a proven ability to manage a diverse, national property portfolio.

What you will do
  • Lead the end-to-end process of new real estate agreements and transactions, from initial pipeline stages to store openings. Responsibilities include negotiating offers and leases, securing internal approvals, managing deposit requests, setting up rent rolls, and preparing supporting documentation for transactions
  • Strategically manage the lease renewal program, focusing on cost-saving opportunities and coordinating with the operations team to optimize the company's real estate footprint
  • Conduct comprehensive reviews of each location and market, providing real estate recommendations that support store performance and align with the operations strategy
  • Cultivate and maintain robust relationships with landlords to facilitate smooth real estate operations
  • Offer support to the Construction and Facilities teams by providing expertise in agreement consultations and lease interpretations
  • Oversee ad-hoc real estate projects, such as acquisitions or property assignments, as they arise.
  • Ensure meticulous completion, documentation, and filing of all lease administration tasks, including regular audits to guarantee data accuracy
  • Manage the process of tenant allowance reimbursements, ensuring accurate filing and monitoring of received funds
  • Maintain accurate tracking and reporting on real estate transactions and provide insightful analysis as needed
  • Act as the go-to internal point of contact for real estate inquiries, offering cross-functional support to various teams and leaders
  • Lead the corporate leasing process for office spaces, ensuring smooth lease administration and tracking using Conga
  • Perform additional real estate-related duties as required
What experience do you have?
  • A minimum of 5 years of commercial real estate experience, with a preference for high-volume retail exposure across Canada
  • Exceptional negotiation skills, with a proven track record of maintaining positive relationships during complex transactions
  • Demonstrated capability to manage a substantial portfolio of transactions and locations efficiently
  • Excellent critical thinking skills, with a talent for problem-solving, interpreting lease clauses, and devising innovative solutions
  • Proficiency in computer skills, including MS Office Suite, as well as lease administration databases (experience with Conga is highly valued)
  • Skilled in assessing market values and estimating fair rents in diverse markets
  • Outstanding communication abilities, both oral and written, with the adaptability to tailor messaging to a variety of audiences, including the Senior Leadership Team and landlords
  • Flexibility to accommodate a variable work schedule to meet project deadlines as needed
  • Strong team player, able to work collaboratively with colleagues across the organization

We offer a Flexible Work Program that provides you the ability to work three days onsite per week between our Mississauga head office and our new downtown Toronto office (near Eaton's Centre)
