Responsibilities:
JOB PURPOSE: The Senior Manager, Real Estate is responsible for managing real estate transactions, including the purchase, sale, lease, or transfer of properties within a geographic region. This role serves as the primary real estate contact for the assigned region and supports the execution of Crash Champions’ growth initiatives, including identifying new markets and optimizing existing market opportunities.
ESSENTIAL DUTIES AND RESPONSIBLITIES:
- Lead real estate transactions within the region, including greenfield and brownfield site acquisitions, lease renewals, relocations, and subleasing.
- Draft and negotiate contractual business terms for real estate transactions in partnership with legal, finance, and business teams.
- Develop and refine processes to streamline common real estate activities, such as lease administration, renewals, and due diligence.
- Implement strategies to enhance profitability and shop performance, such as reducing rents and securing tenant improvement allowances.
- Serve as the primary point of contact for external real estate stakeholders, including landlords, brokers, and developers.
- Analyze real estate market conditions, including rent factors, fair market values, and Consumer Price Index trends, and provide actionable insights to leadership.
- Foster and maintain relationships with internal and external stakeholders, including brokers, developers, and property owners, to identify real estate opportunities and secure favorable outcomes aligned with the company’s operational and financial goals.
- Maintain the real estate pipeline to ensure timely completion of deadlines and projects.
- Collaborate with internal teams, including legal, finance, operations, construction, and facilities, to resolve open real estate matters within a geographic region and achieve optimal outcomes for the business.
- Support various projects and tasks as assigned.
Qualifications:
QUALIFICATIONS:
- Bachelor’s degree in business, finance, or a related field; Master’s preferred.
- Minimum 5 years’ experience in business operations, real estate transactions, and/or investment negotiations.
- Proven experience as a business negotiator with a track record of successfully closing transactions.
- Strong collaboration skills and ability to build positive relationships with key stakeholders.
- Demonstrated problem-solving skills, with the ability to suggest ideas and drive tasks forward.
- Excellent oral and written communication skills, along with strong organizational and technological proficiency.
- Analytical skills and foundational financial acumen.
- High degree of professionalism and customer service orientation.
- Ability to proactively address and resolve work-related challenges.
- Capable of interpreting business needs and translating them into effective real estate solutions.
