Commercial Project Manager - Randstad
SUMMARY: Manages the coordination and completion of projects to ensure that communication, documentation, speed and accuracy are generated and focused to provide desired results. Oversees all aspects of projects. Sets deadlines, assigns responsibilities, and monitors and summarizes progress of project. Prepares reports for upper management regarding status of project. Performs profitable Project execution while maintaining excellent client and associate relations. QUALIFICATIONS/REQUIREMENTS:
- Ability to communicate effectively both in written format and oral presentation.
- Ability to multi-task and establish priorities.
- Ability to maintain organization in a changing environment.
- Possess a thorough knowledge of contract administration and office procedures.
- Ability to use extensive working knowledge of all paperwork procedures necessary to complete the contract documents to obtain permits and prepare for construction.
- Ability to use working knowledge of all consultant work to maintain efficiencies and meet deadlines.
- Possess and in depth understanding of the basics of most building systems.
- Proficiency with Microsoft Excel and Project and Procore

Responsibilities- Attend Turnover Meetings with the project team.
- Review project plans, specifications, and contract details.
- Verify schedule of values, allowances, exclusions, and qualifications.
- Resolve budget code issues with the Project Accountant.
- Provide necessary information for building permits.
- Ensure adherence to the final Owner Contract.
- Manage Owner billings, subcontractor payouts, and approvals.
- Maintain and update the project schedule with field staff input.
- Conduct routine site inspections and review general conditions.
- Meet with owners and representatives as needed.
- Complete subcontractor and vendor buy-outs within two weeks.
- Prepare scopes of work and process check requests.
- Review, code, and approve project invoices.
- Verify, negotiate, and log subcontractor change orders.
- Prepare Owner change orders with necessary documentation.
- Submit timely reports and maintain an updated issues list.
- Review daily field reports and construction documents.
- Route RFIs and manage submittals for distribution.
- Maintain clear communication with the project team.
- Issue notices to subcontractors and manage correspondence.
- Organize and archive project documents.
- Finalize subcontractor reconciliations and close-out processes.
- Manage punch lists and ensure project close-out requirements are met.
