Senior Property Manager – Fisher Portfolio, Detroit

As Senior Property Manager, you will oversee all facets of the building’s operations, lead a talented team, manage tenant relationships, and play a critical role in ensuring that this architectural masterpiece continues to serve as the City’s beacon.

Essential Responsibilities and Duties:

Building Operations
  • Oversee the maintenance and optimal performance of mechanical, electrical and plumbing systems.
  • Manage life safety protocols, including training staff and maintaining records for all safety tests and alarm activations.
  • Ensure that tenant services are provided in accordance with lease agreements.
  • Manage contracts and vendors, ensuring proper documentation.
  • Implement and monitor energy management initiatives to optimize utility usage.
  • Lead, motivate, and train building staff to raise the bar of service and that achieves the highest standards of operational excellence.
  • Develop short-term goals that align with and drive long-term strategic objectives.
  • Collaborate with internal and external team members, brokers, consultants and vendors.
  • Build and nurture strong tenant relationships through regular, in-person interactions.
  • Work closely with senior leadership to create strategic and measurable tenant relations and retention programs .
  • Assist in effectively resolving tenant issues alongside the Senior Property Manager.
Tenant & Construction Process
  • Coordinate with the Construction Manager and Owner Representative on construction projects, ensuring minimal impact on the property and tenants.
  • Assist in reviewing construction documents and specifications with the building team.
  • Communicate regularly with tenants to inform them of upcoming maintenance or construction activities, addressing any concerns or feedback promptly.
  • Oversee the inspection of completed construction projects to ensure they meet quality standards and comply with all relevant project guidelines.
  • Develop and implement preventive maintenance programs and 10-year CapEx program to prolong the lifespan of building systems and infrastructure.
Building Management Office Procedures
  • Ensure smooth daily operations of the management office, including:
  • Authorization processes
  • Correspondence and filing systems
  • Purchasing of goods and services
  • General office procedures
  • Managing receivables/income/expenses
  • Handling service and maintenance requests
  • Overseeing bidding processes and tenant relations
Financial Management
  • Ensure the financial stability of the property by maintaining budgets and overseeing:
  • Budget-to-actual reports
  • Accruals
  • Recurring charges and miscellaneous billings
  • Rent roll reviews for accuracy
  • Coordination with accounting
  • Quarterly financial reforecasting
  • Budget preparation and capital planning
  • Job-cost system organization

Job Qualifications:

  • A strong passion for Detroit, historic buildings, and real estate development.
  • Bachelor’s degree
  • 4-8 years of experience in commercial real estate, preferably including experience with property managing office assets and historic buildings.
  • RPA or CPM designations are a plus.
  • Proficient in Property Management/Accounting Software (MRI preferred), Excel, and other Windows applications.
  • Prior supervisory experience and a good team-player. Ability to manage internal and external relationships in a professional manner.
  • Strong work ethic; committed to reaching project targets and strategic objectives.
  • Excellent communication, presentation and writing skills.
  • Well-organized and detail-oriented with the ability to support multiple initiatives in parallel and prioritize competing demands.
  • A customer service-oriented approach with a commitment to results.
  • Ability to thrive in a fast-paced, entrepreneurial environment.
