Job Description
Project Planning & Pre-Construction- Review contract documents, drawings, and NYCSCA specifications to fully understand project scope and requirements.
- Develop a comprehensive project schedule, outlining milestones, critical path activities, and key deadlines.
- Collaborate with estimators to finalize budgets and establish cost control measures from project inception.
- Coordinate with architects, engineers, and consultants to resolve design discrepancies and finalize plans.
- Secure all necessary permits, approvals, and regulatory clearances from NYCSCA, DOB, and other agencies.
- Develop and execute a procurement strategy, ensuring timely ordering of materials and subcontractor services.
- Lead pre-construction meetings with key stakeholders, including school representatives and city officials.
- Establish site logistics, including fencing, access points, laydown areas, and temporary utilities.
- Lead daily and weekly coordination meetings with subcontractors, site supervisors, and field staff.
- Ensure adherence to the project schedule, proactively addressing and mitigating potential delays.
- Monitor subcontractor performance to ensure compliance with NYCSCA standards and quality requirements.
- Implement and enforce site safety programs, ensuring full compliance with OSHA and NYCSCA regulations.
- Review and approve RFIs and submittals to maintain project momentum.
- Coordinate inspections with NYCSCA representatives, DOB inspectors, and third-party consultants.
- Oversee quality control, ensuring all work meets contractual and regulatory requirements.
- Track and manage change orders, documenting cost implications and obtaining necessary approvals.
- Monitor and maintain project budget, ensuring alignment with financial constraints.
- Approve subcontractor and supplier invoices, verifying work completion before processing payments.
- Identify and implement cost-saving opportunities while maintaining project integrity.
- Maintain accurate cost reports and provide regular financial updates to senior management.
- Serve as the primary liaison for NYCSCA officials, school administrators, and community representatives.
- Provide regular progress updates to internal teams and external stakeholders.
- Address concerns from local communities regarding construction impact, noise, and site activities.
- Prepare and submit detailed project status reports, ensuring compliance with NYCSCA reporting requirements.
- Conduct final walkthroughs and inspections to confirm completion of all punch list items.
- Obtain required certificates of occupancy and submit all as-built documentation.
- Train school facilities staff on new systems and provide warranty information.
- Oversee financial closeout, ensuring all subcontractor payments and final reconciliations are completed.

The Successful Applicant- 5+ years of experience managing NYCSCA construction renovation projects, with a deep understanding of NYCSCA processes, regulations, and construction standards.
