The Property Manager is responsible for managing the daily operations of a portfolio of properties, ensuring they are well-maintained and compliant with safety regulations. Key Responsibilities:

Property Oversight:

Manage a portfolio of residential, commercial, and industrial properties, ensuring they are clean, functional, and meet all safety and compliance standards.

Tenant Relations:

Act as the primary point of contact for tenants, addressing concerns, resolving issues, and coordinating maintenance or repair work to ensure tenant satisfaction.

Leasing and Marketing:

Advertise available units, screen prospective tenants, conduct property showings, and negotiate lease agreements to ensure occupancy.

Maintenance and Repairs:

Coordinate and oversee property maintenance, repairs, and scheduled cleanings.

Manage contractors and handle emergency repair requests promptly.

Budgeting and Financial Oversight:

Prepare and manage property budgets, monitor expenses, track rent collections, and maintain accurate financial records.

Compliance and Documentation:

Ensure all properties comply with local laws, codes, and regulations.

Maintain detailed records of all transactions, inspections, tenant interactions, and maintenance activities.

Vendor Management:

Build and maintain relationships with contractors, cleaners, and service providers to ensure quality work at competitive rates.

Property Inspections:

Conduct regular property inspections to assess conditions, identify issues, and address maintenance needs proactively.

Skills and Qualifications:

Experience: Minimum of 4 years of property management experience, with a proven ability to manage diverse property portfolios.
Skills: Strong organizational and time management skills, with the ability to prioritize competing demands effectively. Excellent communication and customer service skills.
Knowledge: Proficient in property management software, lease agreements, financial oversight, and local property laws and regulations.
Problem-Solving: Capable of addressing unexpected challenges, from tenant disputes to emergency repairs, with professionalism and efficiency.
Physical Requirements: Ability to conduct property inspections and oversee on-site activities when necessary.
Valid Drivers License: Required, along with the flexibility to travel to various job sites.
Attention to Detail: Committed to maintaining high standards for property upkeep and accurate documentation.
Flexibility: Willingness to work outside regular hours to handle emergencies or urgent property issues.

Working Conditions:

Frequent travel between properties may be required.
Occasional work during evenings or weekends to handle emergencies.
