Job Title: Assistant Chief EngineerLocation: Downtown Atlanta, GA
Salary: $80,000 - $90,000 annually
Job Overview:
We are seeking a highly skilled and experienced Assistant Chief Engineer to oversee a team of 5-6 engineers at a portfolio of 5 Commercial Class A Office properties in downtown Atlanta, GA. The ideal candidate will have a strong background in HVAC, plumbing, and electrical systems within the commercial real estate sector, specifically Class A office properties.This position requires a hands-on leader who can manage and direct the engineering team to ensure the safe, efficient, and cost-effective operation of the properties.
Key Responsibilities:
- Lead and supervise a team of 5-6 engineers in the daily maintenance and operations of 5 Commercial Class A Office buildings.
- Ensure the proper maintenance, repair, and operation of all HVAC, plumbing, electrical, and building systems.
- Collaborate with the Chief Engineer to establish and implement maintenance schedules, preventive maintenance programs, and emergency procedures.
- Conduct regular inspections of building systems to identify and resolve any issues or inefficiencies.
- Oversee troubleshooting, repairs, and modifications to mechanical, electrical, and plumbing systems.
- Maintain accurate records of work performed, service requests, and equipment maintenance logs.
- Manage vendor relationships and coordinate outside contractors for specialized repairs or projects.
- Assist with budget management, including recommending cost-saving measures and controlling operational expenses.
- Ensure compliance with all local, state, and federal regulations, including safety standards and environmental regulations.
- Provide leadership and guidance to the engineering team, including training and development opportunities.
- Respond to after-hours emergencies as needed.
- Communicate effectively with property management and other departments to ensure tenant satisfaction and operational excellence.
Qualifications:
- Experience:
- Minimum of 5 years of experience in building engineering with a focus on HVAC, plumbing, and electrical systems in commercial Class A Office properties.
- Previous experience in a supervisory or management role overseeing engineers or technical staff.
- Proven experience in the maintenance and operations of large commercial office buildings in a downtown urban setting.
- Technical Skills:
- In-depth knowledge of HVAC, plumbing, electrical, and other building systems, with the ability to troubleshoot and resolve issues independently.
- Familiarity with building management systems (BMS) and CMMS (Computerized Maintenance Management Systems).
- Certifications:
- EPA Universal Refrigerant Certification (required).
- Electrical and/or plumbing certifications (preferred).
- LEED or other green building certifications (preferred).
- Soft Skills:
- Strong leadership and team management abilities.
- Excellent communication and interpersonal skills.
- Ability to prioritize and manage multiple tasks in a fast-paced environment.
- Strong problem-solving and critical-thinking skills.
Physical Requirements:
- Ability to work in a physically demanding environment, including lifting up to 50 lbs and working in confined spaces.
- Ability to work from heights, including on rooftops or elevated platforms.
