Description:

Summary:

  • Reporting to the Corporate Director for Planning, Design & Construction, the Director of Construction Management provides collaboration, communication, innovation, and leadership in support of Emory Healthcare`s capital and non-capital construction to include strategic capital projects, renovation projects, deferred maintenance projects, and capital improvements and renewals, through project completion and closeout.
  • The Director of Construction Management leads a team of project management professionals, working across all Emory Healthcare to execute planning, design and construction projects that contribute to the Emory Healthcare mission and objectives.

RESPONSIBILITES:

  • Effectively collaborates with the Director for Planning & Design, establishing a high-performing team that is capable of cross utilizing skill sets in support of Emory Healthcares planning, design and construction initiatives and the Emory Healthcare mission
  • Responsible for managing schedules, budgets, and staffing for multiple projects simultaneously
  • Balances project workloads and requirements for a team of project managers and supporting administrative staff
  • Responsible for establishing goals to meet project budgets and scheduling, including milestone identifications and deadlines, as well as managing the logistics and the potential impact of projects on Emory Healthcare
  • Provides guidance to staff ensuring that projects are executed by focusing on the following principles: cost effectiveness, quality, safety, code compliance, schedule, and Emory Healthcares planning, design and construction procedures, while meeting program requirements
  • Informs leadership immediately should a project encounter delays in scheduling or budget challenges
  • The Director for Construction Management must have a thorough understanding of Emory Healthcare`s capital planning process, as well as processes for project design, sustainability, documentation, and construction
  • In coordination with the Director of Planning & Design, is responsible for all capital project budget and schedule development
  • In coordination with the Corporate Director for Planning, Design and Construction, the Director for Construction Management is responsible for developing and implementing a growth strategy that will enable planning, design, and construction to successfully execute the five year plan
  • Maintains focus on concurrent projects in various stages of construction
  • Develops Emory Healthcares planning, design and construction guidelines, policies, procedures, programs and services to consistently encourage and demonstrate action in fulfillment of Emory Healthcares planning, design and construction initiatives
  • Partners to develop, maintain, and update Emory`s design and construction standards
  • Is responsible for ensuring that all capital projects over $20 million are audited in compliance with the Emory policy and assists the University Office of Internal Audit on internal audits for Emory Healthcare construction
  • Develops and implements contract strategies to include indefinite delivery, indefinite quantity contracts
  • Partners to develop, maintain, and update administrative procedures for construction, consultant, or service contracts
  • Assists the University General Council office with review of construction related contract issues when they arise within Emory Healthcare, and coordinates all design and construction related insurance issues with the University Risk Management Departments
  • Establishes and maintains good relationships with the city of Atlanta planning department and other authorities having jurisdiction to help shepherd projects through the permitting and building inspection processes
  • Actively participates in selecting project architects, engineers, other professional consultants, and assumes the leading role in developing and refining the RFQ/RFP documents and selecting the construction managers and construction related consultants and equipment providers
  • Assumes a leading role in the negotiation of these contracts
  • Oversees and assists as needed in the preparation of technical, bidding and construction documents
  • Approves project budgets and other costs and provides leadership in negotiating contracts and change orders
  • Participates in design and technical reviews throughout the schematic design and design development phases of large projects
  • Must possess the ability to effectively communicate ideas, provide direction, inspire collaboration, develop, and mentor skilled professionals and promote and develop high-performing teams
  • Provides leadership and guidance to project managers that facilitate and/or coordinate the design and construction, communications, decision making and problem solving between project owner, Facilities Management, construction team, architects, designers, and other project stakeholders
  • Works closely with the Facilities Management teams to ensure that FM's needs are addressed and that the transition from construction to occupancy occurs smoothly
  • Identifies potential risks and obstacles to project success and develop proactive mitigation strategies to minimize disruptions, resolve issues, and achieve project objectives
  • Responsible for the successful completion of project closeouts, conducting post occupancy evaluations, and ensuring receipt of maintenance manuals, as-builts, and project warranties
  • Drives continuous improvement initiatives to streamline processes, enhance productivity and project management efficiencies, optimize project outcomes, and improve EHC client satisfaction, leveraging data-driven insights and lessons learned from previous projects
  • Performs related responsibilities as required by the Corporate Director for Planning, Design and Construction

MINIMUM QUALIFICATIONS:

  • Bachelors degree in construction management, facility management, engineering, architecture or related field required and seven (7) years of related experience, including five (5) years in healthcare OR an equivalent combination of education, training, and professional experience
  • Five (5) years of demonstrated coordination and leadership of teams preferred
