Position Summary:

Safety is paramount in everything we do. This role is part of the facilities team, which is an integral part of our Technical Services department. As a member of the facilities team, you will play a major role in the success of our resort and have one of the most important responsibilities throughout the park.
You must always provide and guarantee a fun and safe environment for our guests with a focus on safety, ensuring that our equipment and buildings are inspected, maintained, and repaired to the highest levels possible. Takes ownership in maintaining the overall appearance, functionality, and operation of the facilities under his or her responsibility.
As a Supervisor you will lead our team to inspect, repair and troubleshoot buildings and equipment in our facilities that include but not limited to repair electromechanical systems, lighting, HVAC, carpentry and plumbing. Responsible for, but not limited to, supervising carpentry, painting and masonry resort wide.
This position is classified as a working supervisor with the position being helping in the field. Responsibility includes the coordination of other crafts in the absence of other supervisors, such as electrical and HVAC. Responsible for training and supervising the maintenance department with hands-on experience.

Takes ownership in maintaining the overall appearance, functionality, and operation of the facilities under his or her responsibility. Overall responsibility includes assisting in developing and maintaining a preventive maintenance program to ensure all facilities and equipment are maintained throughout its life cycle.

Main Responsibilities:

  • Assist the Facilities Manager in park maintenance scheduling and budgeting for theme park facilities, buildings, and attractions.
  • Run daily meetings and assign/ promote ownership of designated areas and encourage MCs to take pride in what they do and the areas they work.
  • Walk the park on a daily basis and identify issues and put in work orders.
  • Ability to answer questions from other techs and be well versed in our CMMS.
  • Strong verbal and written communication skills.
  • Distribution of work orders, work order tracking and prioritizing, ensuring they are completed within the required time frames
  • - Follow established maintenance program, including emergency repairs as required to keep down time to an acceptable minimum in all areas of attractions and facilities.
  • Perform spot inspections of the facilities particularly in the customer-facing areas and common areas, and inspect facilities informally for carpet stains, marks on walls that need touch-up, damaged or stained ceiling tiles, bent or broken window blinds, etc.
  • Ensure internal compliance with maintenance safety and security procedures by following established ASTM, Polk County, and loss prevention guidelines.
  • Ensure that all maintenance employees always follow the LEGO-established employee policies.
  • Write requisitions for parts and materials seeking manager level approval.
  • Keep tools, machines, and all other company equipment in clean and good working order.
  • Keep safety as #1 priority.
  • Assist manager in preparing yearly budgets and constantly monitors budget for maximum efficiency and cost savings without jeopardizing safety of guests and cast members.
  • Assist manager in establishing long and short-range maintenance goals.
  • Assist in designing and expanding a comprehensive training system geared to meet LEGO maintenance requirements.
  • Keep informed of modern management techniques and technical methods by attending supplemental courses, seminars, conventions, etc.
  • Keep abreast of governmental, state, and local regulations including OSHA, ASTM, and Polk County codes.
  • Assist in conducting weekly staff meetings for the purpose of directing, informing, training and motivating maintenance cast members.
  • Create and maintains teamwork within the maintenance department and all other departments.
  • Periodically accompany maintenance technicians during ride inspections to recheck their methods, techniques and procedures and ensuring that their qualifications are current and complete.
  • Evaluate procedures, methods, and maintenance cast member productivity.
  • Formally reviews leads and employee skills regarding job performance and discusses written report with same on an annual basis.
  • Maintain a comprehensive inventory of supplies and materials, properly source and place orders for both routine and emergency items.
  • Completes daily time and material (T&M) cards prior to leaving property.
  • Assists in preparing and submitting timecards for his/her MCs.
  • Maintains liaison with fellow maintenance MCs and other departments.
  • Performs related maintenance work as deemed necessary or required.
  • Attentive to the safety of self, fellow employees and the public.
  • Responsible for the safe and efficient performance of MCs.
  • Attends weekly staff meetings.
  • Utilize techniques and tools necessary to perform safely while performing their work.
  • Ensure proper PPE is always used as applicable.
  • Attend and Facilities Manager in conducting weekly meetings and safety meetings. Observe safety procedures to maintain an accident-free environment.
  • Expected to know your assigned procedures for various emergency situations and respond accordingly should they occur.
  • Help to train and support the team.
  • Responsible for ensuring department tech’s skill level is up to standard.
  • Ensures all techs training is completed on time.
  • Advanced troubleshooting and working with outside vendors

Qualifications & Experience:

People:

Supervisors and employees will have consistent communication and meetings with this role (i.e. schedules, payroll, and training). Promote and demonstrate LEGO’s and Merlin’s culture and core values through words and actions. Ensure adherence to policies and procedures, effectively managing and documenting employee relations.

Background and Experience:

  • Minimum 5 years’ experience of building maintenance all facilities and repair with knowledge of plumbing, electrical, and all aspects of facilities maintenance and equipment.
  • Supervisory experience, minimum of 2 years.
  • Building maintenance experience.
  • Computer literacy.
  • Demonstrated ability to help develop and train personnel under his/her supervision with an emphasis on teamwork.
  • Requires strong organizational skills with an emphasis on effective decision making and the ability to observe and remember details.
  • Knowledge of job requirements and the essential tools and equipment required to perform the above job description.
  • Considerable knowledge of the practices, tools, and equipment used to troubleshoot, and repair electromechanical systems, lighting, HVAC, carpentry and plumbing is required.

Education:

High school graduate or General Education Degree (or equivalent education and experience) is required; related coursework and certifications preferred.

Physical Demands:

  • Work in hard to access areas such as uneven terrain and confined spaces.
  • Requires the use of safety goggles, gloves, ear plugs, respiratory devices and all other PPE when appropriate.
  • Frequent lifting of moderate to heavy loads (25 – 70lbs). Required to lift and move loads with uneven weight distribution.
  • Ability to sit for sustained periods of time to attend on-site and off-site meetings, perform paperwork activities, travel, and drive.
  • Intermittent and prolonged standing and walking to move about the park site and interact with employees.
  • Hear with surrounding distracting noises. Noise level to possibly exceed 85 decibels.
  • Finger dexterity sufficient to complete paperwork activities and to use a computer.
  • Visual acuity sufficient to read written materials, to complete paperwork activities, and to drive.

Other Job Requirements:

  • Performs other duties as assigned.
  • Ability to read blueprints pertaining to rides, attractions, and buildings.
  • Ability to react under pressure and in emergency situations in a calm, rational manner.
  • Thorough understanding of utilities, mechanical and basic electrical maintenance requirements of all rides and equipment, including high-volume submersible and turbine-types water pumps.
  • Ability to delegate responsibilities clearly, concisely and maintain an open-door policy.
  • Extensive knowledge in preventive maintenance systems.
  • Ability to walk into a situation, inspect and check work performed by others, and decide that the attraction is safe to reopen, keeping safety in mind as the top priority.
  • Ability to read and evaluate reports, correspondence and use basic math.
  • Ability to maintain a friendly, polite demeanour.
  • Ability to observe and remember details.
  • Ability to effectively follow and give directions.
  • Effective decision-making skills.
  • Considerable knowledge of different tools and equipment used to repair and maintain mechanical equipment.
  • Must be willing to work flexible hours, including evenings & weekends, to support resort operations.
  • Must have a valid driver’s license, safe driving record.
  • Attendance is a mandatory function of this job.
