Healthcare Construction Project Manager
Overview:
EXPERIENCE QUALIFICATION:
Individuals at this level demonstrate a high degree of creativity, foresight, and mature judgment in overseeing construction projects and pre-construction support. Evidence in the construction industry experience working with construction contractors, architectural firms, engineering firms, consulting specialists, and associated services throughout preconstruction, construction, and post construction operations.
Responsibilities:
MAIN DUTIES:
Serves as project manager embedded with client’s staff. Managing a project’s overall effort for client capable of managing a project team, coordinating work of various project entities (designer, contractor, owner personnel). Recognized as key client contact point and decision-maker.Attends client meetings as MBP Representative. Prepares, monitors, and manages client project budgets and internal budgets. Capable of management, planning and estimating, monitoring schedules for vendor compliance, inspecting materials and workmanship to ensure compliance with contract documents, budget control and negotiations with contractors and A/E firms, and project closeout through owner occupancy.
ADDITIONAL DUTIES:
Responsibilities may include (but are not limited to): Project Administration reviewing construction documents and specifications to assure completeness, constructability, and code compliance and that the project meets Owner’s standards. Prepares and executes construction procurements with assistance from Director.Negotiates and make recommendations regarding change orders, prepares project closeout documents to also include project documentation required from contractor and approved by A/E. Monitors project quality and schedule compliance. Joint effort with architect/engineer and stakeholders to review and approve material submittals and shop drawings proactively.
Monitors site environmental conditions for compliance with State requirements. Acts as the liaison between the owner and the contractor and the A/E. Reviews and approves contractor, A/E, and vendor payments. Notifies each for corrections when discrepancies are found.
Evaluating appropriateness and feasibility to successfully integrate changes and requests. Providing consultation to the affect when appropriate Problem Solving. Resolves construction and design conflicts through proper contract means. Oversees and coordinates the activities of the architects/engineers, consultants, outside contractors, in-house maintenance, vendors, and the users to ensure a timely and economical project completion.
Meets with contractor, A/E, inspector to remain updated on issues, schedule, and job progress.
Qualifications:
EDUCATION/KNOWLEDGE:
B.S. in industry-related field preferred. Professional registration, other job relevant certification such as CCM, CHC, OSHA-10, OSHA-30, or advanced specialized technical knowledge. Detailed knowledge of construction, principles of construction management and project controls, with an emphasis on healthcare related construction and specialized knowledge in several areas including scheduling, cost estimating, documentation, contract administration, construction techniques.Knowledge of personnel and project management techniques including budgeting, leadership, training and business development.
SKILLS AND ABILITIES:
Expertise with MBP's diverse services. Provides leadership and training to other team members. Direct client contact and client care. Operates at level of expert in one or more service areas with responsibility for final work product.- High level of familiarity/experience with healthcare construction projects.
- Capable of managing multiple assignments simultaneously.
- Ability to define problems, collect data, establish facts, and draw valid conclusions; interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
- Ability to analyze and optimize internal and external processes.
- Able to stand and sit as needed on project work sites, climb ladders, work at heights, and work outdoors in a wide range of weather conditions.
- Ability to safely navigate construction work sites with uneven terrain.
GUIDANCE/RESPONSIBILITY:
Generally able to work independently and determine solutions. Receives overall guidance on emphasis and approach.
SUPERVISORY:
Generally performs in supervisory role as well as self-performs analytical and management tasks.
