Facilities Maintenance Manager
Under the general supervision of the Director of Facilities Management, the Facilities Maintenance Manager provides support and assistance to the Director of Facilities Management for the maintenance of equipment and machinery for Detroit Wayne Integrated Health Network (DWIHN) facilities.
PRINCIPAL DUTIES AND RESPONSIBILITIES:
Assists with the maintenance of DWIHN facilities.Oversees, updates and repairs DWIHNs HVAC system.
Oversees, updates and repairs the buildings electrical system.
Oversees, updates and repairs mechanical equipment, pipes and other related building equipment for DWIHN facilities.
Oversees and manages the building fire suppression system.
Performs basic carpentry including but not limited to: installing drywall and flooring, painting and other related carpentry tasks.
Performs general maintenance including changing filters, greasing pumps, and performing daily maintenance checks for DWIHN facilities.Performs fixture repair and replacement including but not limited to light bulbs and other related fixtures.
Oversees and inventories equipment and machinery located in DWIHN facilities.
Assists the Facilities Director in planning budgets.
Supervises preventative maintenance and renovation programs for buildings, grounds, mechanical, electrical, utility, safety, and security systems.
Assists the Facilities Director in scheduling facility modifications including estimates on equipment, labor materials and other related costs.
Maintains current records for all state, federal and insurance semiannual and annual inspections.
Coordinates repairs and maintenance of building IT and Communication infrastructure.
Manages and operates the building access control system.
Manages and operates the building radio communication systems.
Coordinates repairs and maintenance of buildings exteriors and grounds.
Oversees building maintenance inventories and orders.
Manages and operates building emergency/evacuation/infection control plans.
Manages Vehicle fleet maintenance.
Assists the Facilities Director in the management of a preventative program for all DWIHN buildings.
Maintains current records for all state, federal and insurance semiannual and annual inspections.
Assists in the coordination of building space renovation, allocation, and layout.
Assists with communication services.
Assists with facility expansion and the addition of new DWIHN facilities.
Oversees contractors to ensure that assignments are carried out to completion.
Initiates planned maintenance programs for a variety of office and mechanical equipment.
Assists with moving DWIHN equipment inside DWIHN facilities and between DWIHN facilities.
Updates and documents building maintenance records with the Building Maintenance Software program.
Performs duties of the Facilities Director related to building maintenance in the absence of the Facilities Director.
Assists in year end audits of DWIHN equipment to determine equipment status and the need for replacement.
Works on-call in case of building emergencies regarding DWIHN facilities and equipment.
Performs general maintenance and repairs of any miscellaneous equipment for DWIHN facilities.
Works as directed and assigned by the Facilities Director with contracted employees on individual job sites.
Assists Facility Director in facility audits of building equipment to determine life cycle information.
Performs related duties as assigned.

REQUIRED EXPERIENCE:
Ten (10) years of full-time paid experience working in facilities operations and construction.
30 Hour Minimum OSHA Training Certification
AND
Five (5) years experience in a healthcare facility or in physical plant maintenance, with three (3) or more years of supervisory experience, or combination of education and experience commensurate with the requirements of this position.
REQUIRED LICENSE(S).
A valid State of Michigan Drivers License with a safe and acceptable driving record.

Work Environment:
While performing the duties of this job, the Facilities Maintenance Administrator is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is frequently exposed to a variety of extreme weather conditions on facility grounds.This employee is also exposed to a work environment that may be extremely noisy.
Physical Demands:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and listen.This position is very active and requires frequent standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing. The employee must frequently lift or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Travel within Wayne County and the surrounding counties is expected for this position.
This position requires occasional evening, weekend, holiday, and on call work assignments.
