Job Description- Lead and manage the preconstruction process from the design phase to project start, ensuring alignment with budget, scope, and timeline.
- Prepare and manage project budgets, cost estimates, and risk analysis.
- Coordinate and manage the procurement process, including subcontractor selection and bidding.
- Collaborate closely with architects, engineers, and internal stakeholders to resolve design and constructability issues.
- Prepare and review detailed project schedules, ensuring timely delivery of projects.
- Provide guidance and support to project teams to maintain construction standards and identify potential issues early in the project lifecycle.
- Assist with value engineering and cost-saving strategies during preconstruction.

The Successful Applicant
A successful 'Pre-Construction Manager' should have:
Experience: Minimum of 5-7 years in preconstruction or a similar role, with a focus on ground-up multifamily development projects.
Skills: Strong understanding of construction processes, estimating, budgeting, and procurement. Proficiency in project management software (e.g., Procore, Buildertrend) and MS Excel.
Knowledge: Deep knowledge of New Jersey's building codes, permitting processes, and local subcontractor networks.
Leadership: Ability to work collaboratively with various teams, lead by example, and communicate effectively with both internal and external stakeholders.- Education: A degree in Construction Management, Civil Engineering, or a related field is preferred.
