Service Technician (Maintenance)
The Service Technician (Maintenance) is responsible for responding to maintenance requests as instructed. This position ensures the physical aspects of the property meet Kalos Residential standards while adhering to the applicable laws.
Essential Duties and Responsibilities- Diagnose problems and needed repairs in the areas of HVAC, electrical, plumbing, swimming pools, carpentry, dry wall repair, exterior structures, and appliances.
- Ensures assigned work order requests are responded to promptly and professionally.
- Responsible for the completed preparation of vacant units for occupancy (unit turn/make-ready), according to specified timeline.
- Remove debris and ensure cleanliness of the grounds and amenities; including, but not limited to the pool/hot tub, playgrounds, sauna, common areas, dog park, and fitness center.
- Provide excellent customer service to prospective and current residents while promoting a quality living experience for all.
- Responds to on-call services during the assigned rotation, emergency maintenance work, or as needed due to staffing shortages.
- Inspect buildings to ensure safety and cleanliness, alerting the Service Manager and Property Manager immediately to items that need to be addressed.
- Assists management with the vendor bidding process as needed, scheduling and communicating with vendors and contractors.
- Participate in Company provided training as required.
- Comply with all Kalos Residential standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
- Responsible for snow removal, if applicable, according to Company policy.
- Attendance is imperative and this position will be required to maintain regular onsite hours.
- Accurately maintain key control system in accordance with Company procedure.
- Applying preventative measures as assigned to reduce the risk of future problems.
- Other duties as assigned.
- Must maintain professional appearance and comply with prescribed uniform policy.
- Must comply with all safety regulations, including the use of back brace, safety goggles and gloves when appropriate.
- Overtime may be required for this position.
- May be required to work weekends and non-traditional holidays.
- Must be reachable via phone or radio, except during approved time off.
- Some travel may be required.
- Consistently meet deadlines.
- Perform assigned work with recommended personal tools.

Job Qualifications
Knowledge:
- Ability to use general office equipment, such as telephone, printer, and copier.
- Comprehension of federal fair housing laws and any applicable local housing provisions.
- Ability to perform basic mathematical functions.

Education:
- High School diploma or equivalent.
- EPA, HVAC, CPO Certifications (pool) preferred.
Experience:
- Minimum 1 year of previous experience in property management maintenance, other building maintenance or related trade is required.
