Job Description:
The Assistant Project Manager supports the Project Manager in overseeing all phases of multi-family modular construction projects, from fabrication through erection and final turnover. This role involves assisting with budgets, schedules, and contracts while fostering collaboration across cross-functional teams.The Assistant Project Manager serves as a key contributor in aligning project goals with the needs of construction, logistics, manufacturing, and stakeholders to ensure projects are completed successfully and on time.
RESPONSIBILITIES
Project Support & Planning:
- Assist in managing modular construction projects, including tracking budgets, schedules, and scopes of work.
- Support developing and updating project schedules with input from internal teams and other stakeholders when required.
- Help ensure project milestones and deliverables are met efficiently.
- Contribute to the planning and development of specific sites/projects.
Collaboration & Coordination:
- Coordinate with cross-functional teams, including construction, logistics, design/engineering, and manufacturing groups, as well as subcontractors and stakeholders.
- Attend and document decisions from project meetings, including running weekly OAC coordination meetings/calls as needed.
- Assist in resolving conflicts and facilitating clear communication across project teams.
Budgeting & Financial Management:
- Support the development and maintenance of project budgets and financial tracking systems.
- Assist in preparing subcontracts, pay applications, and estimates with guidance from the Project Manager.
- Help ensure financial performance aligns with project goals.
Subcontractor & Vendor Support:
- Assist in preparing and managing subcontracts and purchase orders.
- Coordinate with subcontractors and suppliers to monitor performance and delivery timelines.
- Help oversee material procurement to ensure project schedules are met.
Compliance, Safety, & Close-Out Process:
- Ensure on-site activities comply with company safety standards and government regulations, actively promoting health and safety work practices.
- Support in obtaining necessary permits and monitoring adherence to local and federal codes.
- Assist in quality control efforts to ensure compliance with project specifications.
Communication & Reporting:
- Act as a secondary point of contact for clients, management, and external partners.
- Assist in preparing accurate progress reports, updates, and documentation for
- Participate in weekly OAC meetings (Owner Architect Contractor) and lead meetings as required
- Bachelor’s degree in Building Science, Construction Management, Engineering, or a related field (preferred).
- 3–5 years of experience in construction or project support roles, such as Project Engineer or Project Coordinator, preferably with modular or multi-family projects.
- 1+ years in a role with increased responsibility.
- Basic understanding of construction processes, safety standards, and building codes.
- Relevant certifications such as Procore Certification, Certified Associate in Project Management (CAPM), Project Management Professional (PMP), or OSHA 10-Hour Construction Certification are preferred.
- Any combination of relevant education and/or experience demonstrating proficiency in the essential functions of the role.
- Eligible to work in the United States.
- Familiarity with construction management and modular construction methods.
- Understanding of safety standards, including OSHA regulations and building codes, with a focus on promoting safe work practices.
- Basic knowledge of budgeting, cost control, and project planning.
- Proficient in tools like Procore, Bluebeam, Microsoft Office Suite, and similar project management software.
- Effective communicator with the ability to work closely with teams, subcontractors, and stakeholders.
- Strong organizational skills and attention to detail for tracking and reporting project progress.
- Analytical and problem-solving abilities with a proactive approach to project support.
- Adaptability to fast-paced construction environments and eagerness to learn.
- Work will be conducted in an office environment with a controlled climate, involving standard office equipment and tasks, and requires a professional demeanor and effective communication with colleagues.
- Regular travel to construction sites is required.
- Regular, full-time, predictable onsite attendance is an essential function of this role.
