Summary
Lidl US is searching for the next Senior Manager- Real Estate in the Atlanta, GA area to join our team! The Senior Manager- Real Estate oversees and manages all aspects of the regional real estate acquisition, entitlement, construction, and facility management processes.The role is responsible for managing a real estate team conducting the duties of market analysis, site identification/selection, LOI and contract negotiation for site purchases and leases, completion of zoning approvals, procurement of all necessary permissions and licenses.
In addition, the Senior Manager is responsible for the regional real estate strategy and the achievement of the acquisition and store development goals.
What You’ll Do- Supervise, mentor, and manage multiple team members/managers in accordance with Company principles and management model
- Oversee the development, operation, and execution of assigned programs and initiatives in collaboration with cross department stakeholders
- Design process improvement mechanisms including automation of existing processes/tools to ensure standardization and consistency
- Oversee regional market analysis, negotiation processes, and acquisition, in line with company goals and objectives
- Develop and cultivate relationships with landowners, brokers, developers, potential business partners, and professional organizations
- Oversee activities and communications between stakeholders, consultants and contractors including engineers, architects, and attorneys to deliver stores within appropriate time frames
- Responsible for the regional real estate strategy for new site acquisitions and stores constructed within set timelines and budgets
- Oversee the site due diligence process for the regional property portfolio to ensure that all development risks are identified, quantified and handled appropriately
- Oversee the entitlement process to ensure all necessary and appropriate zoning approvals, permits, licenses, easements, agreements (utilities and otherwise) are obtained in a timely manner in order realize stores in various jurisdictions
What You’ll Need
Required Knowledge, Skills, Abilities- Knowledge of retail real estate site selection, purchase and lease negotiations, real estate law, zoning law, entitlement process, and business management
- Ability to confidently present to local stakeholders and senior management
- Excellent supervisory and leadership skills, with the ability to train others
- Excellent verbal and written communication skills
- Excellent interpersonal, negotiation, and conflict resolution skills
- Excellent organizational skills and attention to detail
- Excellent time management skills with a proven ability to meet deadlines
- Strong analytical and problem-solving skills
- Ability to prioritize tasks and to delegate them when appropriate
- Proficient in Microsoft Office Suite or related software
- Bachelor’s degree in Business, Real Estate, Construction Management, Urban Planning, or related field
- 4-6 years of experience in a related field
- In lieu of degree, 6+ years of experience in related field will meet the education and related experience requirements listed above
- This position commutes between stores, regional offices and/or distribution centers up to 75% of the time, within the specific region
- This position requires overnight domestic travel up to 25% of the time
