**About The Role:**
As a CBRE Valuation Funds Director, you will independently prepare market value appraisals on real estate assets with review by Managing Director or Sr. Managing Director. You'll prepare real estate appraisal reports from start to finish on simple, complex or special-use properties, including all Appraiser responsibilities.You will perform detailed appraisal analysis in order to value real estate with the highest quality of work product. You'll review work product of other appraisers in office, train direct reports, participate in the development of the fund platform, and act as a single Point Of Contact for multiple fund clients.
**What You'll Do:**
+ Handle client relationships, timelines, and staffing for a large number of assignments. Train and mentor staff on a continual basis. Lead all valuation related calls, presentations, and panels internally and externally. Actively provide feedback and chip in to the development and enhancement of the platform: valuation models, appraisal templates, and data analytics tools.
+ Prepare appraisal report by describing physical and economic property characteristics, appraisal procedures used, and information analyzed; disclosing extraordinary assumptions, and hypothetical and limiting conditions; documenting supportive reasoning.
+ Maintain organization reputation by conforming to the Uniform Standards of Professional Appraisal Practice (USPAP); keeping information confidential.
+ Provide to overall company goals by adding to database, setting up a library, specializing in unique real estate markets, mentoring trainees, and engaging in client development.
+ Identify value to be estimated by talking with client regarding appraisal request, problem to be solved, and scope of the project, such as, mortgage financing, insurance replacement cost calculation, estate valuation, tax appeals, equitable distribution, corporate employee relocation, investment, or sale.
+ Choose valuation method by selecting approach and techniques for valuing property, i.e., cost, direct sales comparison, and income capitalization; identifying property characteristics and attributes.
+ Research and analyze property information by collecting, verifying, and analyzing data regarding inventory of similar properties, sales and listings, vacancies and offerings, absorption rates, demand studies, social, economic, governmental, and environmental characteristics, etc.
+ Update job knowledge by following current real estate values and property development potential, including land use restrictions; participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations for the purpose of conducting accurate appraisals.

+ Bachelor's degree from four-year college or university required. Master’s degree preferred. A minimum of (10) years commercial appraisal experience for institutional clients.
+ Lead the planning, organization, and controls for a major functional area or department. Responsible for a mix of direct and matrix reports. Approve subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.Recommend same for direct reports to next level management for review and approval. Monitor appropriate staffing levels and reports on utilization and deployment of human resources. Lead and support staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention.
Lead by example and models behaviors that are consistent with the company's values.
+ Must have General State Certification/License. MAI designation required.
+ Ability to comprehend, analyze, and interpret business documents. Ability to respond to issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on topics to employees, clients, top management and/or public groups.Ability to inspire key employees, top management, and client groups to take desired action.
+ Requires superior knowledge of financial real estate terms and principles. Complete understanding of approaches to value of real estate.
+ Ability to address problems with a variety of options. Requires high level analytical and quantitative skills with experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.
+ Must be proficient in Argus Enterprise, MS Word and MS Excel. Excellent writing skills.
+ Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve complex results. Responsible for setting project, department and/or division timelines. Errors in judgment may cause short-term impact to line of business and/or overall company.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the VAS Funds Director position is $200,000 annually and the maximum salary for the position is $250,000 annually.The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
