Overview:
The Real Estate Maintenance Supervisor is responsible for thecontinual inspection and maintenance of facilities, equipment and infrastructure to
ensure customer satisfaction, safety and compliance with regulatory agencies.
Responsibilities:
- Conducts regularly scheduled property inspections to identify maintenance and safety issues requiring resolution for facilities, equipment and infrastructure.
- Performs hands-on and/or oversees vended services for the delivery of property maintenance requirements (e.g. plumbing and roof leak repairs, power failures, equipment failures, re-lamping (elements and ballast), Security/Fire call-backs, code compliance inspections, elevator safety logs, locksmithing, furniture repairs and installations) with the goal of providing optimal performance for equipment and infrastructure (during and after business hours) and to ensure minimal interruption to business operations.
- Will inspect and understand how to operate HVAC, Plumbing, Electrical equipment and building infrastructure for facilities, equipment and infrastructure.
- Recommends preventative, predicative and strategic maintenance solutions for equipment and business operations equipment.
- Responds to site emergencies for Call Backs (e.g. Security/Fire Alarm notifications, power failures, roof or plumbing leaks, HVAC failures, inclement weather responses).
- Ensures all property inspections are conducted and proper documentation is on file.
- Develops and maintains positive relationships with tenants, anticipates customer needs and proactively supports business operational requirements.
- Manages facilities vendors to deliver expected service levels to the portfolio within the prescribed budget. Develops bid specifications for vended services.
- Inspects facilities on a monthly basis for regulatory and leasehold compliance.
- Perform other various tasks as directed by Property Manager
Qualifications:
- Ability to read blue prints and 3-D Conceptualizations, Demonstrated; Electrical, Mechanical and Plumbing experience.
- High school diploma or (GED) and a minimum of six- years of related experience and/or trade school training.
- Universal CFC certification preferred. Additional certification in one or more of the following: electrical, HVAC and HVAC controls (thermostats, BMS), electrical power transmissions, painting, plumbing, carpentry or motor repair. Certifications/licenses as may be required by local or state jurisdictions. High-lift certification (preferred not required), OSHA training certification (preferred).
- Experience in commercial roof applications (including but not limited to TPO, EPDM, built-up, and ballast roof).and experience in industrial concrete floors preferred.
- Intermediate skills with Microsoft Word (a plus not required), Microsoft Excel (a plus not required), PowerPoint (a plus not required), Microsoft Project or Primavera Construction Scheduler (a plus not required). Smart Phone and iPad applications.
- Ability to comprehend and interpret instructions, short correspondence, and memos and to ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence.
- Proficient in English (speaking, writing and comprehension), able to understand and be understood over the phone.
- Ability to respond to common inquiries or complaints from tenants, co-workers, and/or supervisor. Ability to effectively present information to an internal department and/or code official.
- Must be willing to travel within the TriState area.
- Must have reliable transportation (tolls and mileage reimbursed)
- Must be able to perform the following daily; bending, standing, climbing a ladder, walking on roofs, and shoveling walkways (if required), lifting equipment, tools and materials.
- Spanish speaking is a plus not required.
- Must have a clean driving record
