OCF Realty is a leading property management firm based in Philadelphia that is committed to providing exceptional services across a diverse portfolio of residential properties. We are currently seeking a detail-oriented Building Custodian to join our team.
In this role, you will be responsible for maintaining the cleanliness and upkeep of a portfolio of properties by conducting daily rounds of common areas, trash rooms, storage rooms, and building exteriors. You will manage the removal of trash from interior common spaces, ensure mail is organized, assist with pest control efforts, and address any issues or abnormalities in the building.
Additionally, you will document and report findings, as well as communicate updates through our property management software and other digital tools. This hands-on role requires the ability to quickly diagnose and address maintenance concerns, as well as provide minor repairs to maintain the building.

This position offers a salary of $40,000 - $50,000 commensurate with experience and includes a comprehensive benefits package that includes paid time off, medical and dental insurance, and 401k matching.

Requirements
  • Communicate via Appfolio, email, and various written communication methods.
  • Travel to and conduct daily walk-throughs of each property; Inspect all interior common areas, trash rooms, storage rooms, entry/exit points, and building exteriors.
  • Document and report walkthrough findings, resolutions, and, issues in our property management software, Appfolio.
  • Keep properties tidy by removing trash, organizing mail, cleaning spills, and addressing any out-of-place items; Perform minor repairs as needed/requested
  • Assist with pest control by laying bait stations and spraying as needed.
  • Report major issues that cannot be resolved quickly on-site by submitting a ticket in our property management system; Escalate issues as needed
  • Fulfill requests for follow-up on major issues as needed.
  • Complete any outstanding tasks the following day, equipped with the necessary tools to resolve the issue.
Education, Experience, and Skills Required
  • Highschool diploma or equivalent required
  • Ability to use basic tools and diagnose issues.
  • Excellent time management skills and ability to adapt as necessary
  • Working knowledge of Google Suite, Microsoft Office, and other computer systems.
  • Problem-solver with a keen eye for spotting and addressing maintenance concerns.
  • Can-do attitude and the ability to maintain positive relationships with contractors and tenants.
  • Valid Driver’s License.
