JOB TITLE: Housekeeper/Groundskeeper FLSA Non-Exempt

Primary Function

The Housekeeper is responsible for cleaning and maintaining the appearance of property curb appeal, model units, vacant units, common areas, grounds, and public access areas including office/clubhouse. Housekeeper is also responsible for the cleaning of multipurpose room, elevators, lobbies, pool areas, hallways, stairways, trash rooms, fitness center and common area bathrooms.

Inspects property common areas, apartment units and grounds on a regular basis and works with community staff to make sure that the property's appearance is impeccable.

Responsible to maintain the inventory of cleaning supplies and equipment. The individual must be able to work in an environment where being a team player is critical. Communication with all personnel is essential for the property/organization to succeed.

Additionally, the individual must be willing to assist other team members as needed and successfully take on new responsibilities as demand requires.

Responsibilities:

Typical Duties and Responsibilities
  • Clean hallways, lobbies, lounges, restrooms, mirrors, elevators, stairways, common rooms (multipurpose room, leasing office/clubhouse, fitness center) and other work areas.
  • Perform building and common area upkeep on a daily basis.
  • Carry toilet items, and cleaning supplies, using wheeled carts.
  • Sweep, scrub, wax, and/or polish floors, using brooms, mops, and/or powered scrubbing and cleaning machines.
  • Dust and polish furniture and equipment.
  • Keep storage areas and carts well-stocked, clean, and tidy.
  • Remove debris from common areas including hallways, elevators, lobbies, trash rooms and swimming pool areas.
  • Wash windows, walls, ceilings as necessary.
  • Report any maintenance items that include, but is not limited to, burned out lights, leaks, broken equipment to the Maintenance Team and Property Manager.
  • Dust window blinds.
  • Prepare rooms for meetings, resident events, arrange decorations for social or business functions.
  • Deliver notices packages, letters, and other items as directed.
  • Pick up trash on the grounds and common areas as often as necessary.
  • Ensure vacant units are “trashed-out” within 24 hours of move-out
  • Assist management by performing duties related to emergencies (including inclement weather)
  • Perform additional tasks and responsibilities requested by Property Manager
  • Customer & Resident Relations
  • Manage excellent customer service and monitor service request turnaround and responsiveness
  • Complete special projects as may be assigned and prioritized by Property Manager.

Qualifications:

Qualifications and Experience
  • High School Diploma or equivalent vocational/technical training preferred
  • Two years of experience in a related field.

Knowledge and Skills

Physical Requirements: Ability to life 35 pounds. Ability to stand for extended periods of time, walk and climb stairs, climb ladders, crawl in small and tight spaces; stoop and/or kneel; lift and/or move and/or carry up to 20 pounds in the work environment.

Ability to push cleaning equipment up to 30 lbs. Ability to handle, finger, grasp and feel objects and equipment. Ability to reach with hands and arms. Ability to repeat various motions with the wrists, hands and fingers.
